Metal Roofing Warranties: What to Know Before You Sign

A metal roof warranty can look impressive on paper and still leave you paying for repairs. The length matters, but so do the terms. Here’s how metal roofing warranties work, what to watch for, and what comes with ours.

Two warranties, two jobs

  • Manufacturer’s warranty. The company that makes the roofing covers defects in the metal and its finish, such as rust-through, peeling or excessive fading.
  • Workmanship warranty. The company that installs the roof covers mistakes made during installation.

You want both. A material warranty won’t pay for a leak caused by a bad installation. And a workmanship warranty is only as good as the company behind it.

What comes with our roofs

  • Armadura steel: 50-year non-prorated warranty, transferable once, to the next owner
  • Standing seam steel: 40-year warranty from the steel supplier
  • Classic Aluminum: lifetime limited warranty, transferable to each future owner

On top of that, every roof we install comes with our 10-year workmanship warranty.

Fine print to watch for

  • Prorated coverage. Coverage shrinks as the roof ages, so you pay more of the cost later.
  • Transfer limits. Some warranties end when you sell the house.
  • Installation rules. Many manufacturers void the warranty if the roof isn’t installed to their instructions.
  • Work by another company. Repairs by anyone other than the original installer can void a warranty. That’s true of ours too. Here’s what to do if your installer has gone out of business.
  • Finish coverage. Check whether fading and chalking are covered, and how much is allowed.
  • Weather and maintenance rules. Some warranties exclude severe weather, or require documented maintenance to stay valid.

Questions to ask before you sign

  • Is the warranty prorated?
  • Does it cover the finish as well as the metal?
  • Can it transfer to the next owner?
  • Who stands behind it: the manufacturer, the installer, or both?
  • How long has the installer been in business?
